Spring is Coming – Are you ready to sell your home?

Daffodils and tulips are just around the corner, and if you are thinking about selling your home, then it is time to get started prepping for that spring sale. The more you can do to get ready now, the more painless the process will be! And, if you aren’t thinking about selling, these are also great ways to get your home in order so you can relax and enjoy it more!

Declutter

This is the first order of business and maybe a tall order considering we just had the holidays. Likely, your home is more stuffed with stuff than ever. But, if you can get into the school of thought that when you bring something new to your home, you have to get rid of something old, you will have yourself a healthy declutter regiment all year long.

The first thing you need to do is get boxes for: 1) giveaway/donate, 2) storage, 3) trash, 4) pick up and put away. You want your home to feel relaxing and you want potential buyers to see themselves in your home. Try picking one room a week or if you have time, one room a day, and declutter. According to Marie Kondo, declutter extraordinaire, you should ask yourself whether an item brings you joy. If it doesn’t, then adios!

Light it up

With Michigan winters it’s important to let in as much natural light as possible and get artificial light into areas that are dark and depressing. Try to find ways to open up the areas around your windows for a good healthy dose of Vitamin D and to add some shine and luster for potential buyers. If you have outdated fixtures, give them an update. If your room lacks natural light, add some cool table and floor lamps to create some ambiance.

Paint

In the past, it was pretty difficult to paint in the winter. Fortunately, with so many paint manufacturers producing little to zero fume paint, it is easier than ever. Painting is a great way to cover up odors and liven up a drab room. Choose colors that are popular with the masses and steer away from overly bold colors that might polarize buyers.

Repairs

That closet door that is loose, that leaky faucet, the hole in the drywall from a baseball, and the door knob that always jiggles have been driving you nuts for awhile. Now is the time to get those little repairs done once and for all. Create a list of all the items you would like to fix and determine an achievable and not too rigid timeline for getting them done. Make a shopping list of all the materials you need so you can purchase them all at once and be ready for whenever the “repair” mood strikes you.

Deep clean

It’s a good idea to stay on top of cleaning your home in order to be ready to sell your home in the spring. Choose an area of focus each week or every couple weeks and set to work cleaning the inside of drawers, the floorboards, and even the ceiling. This will keep you from being totally overwhelmed when the day to put up the sign arrives. It will also allow you to hire someone for a minimal amount of time, to do a thorough cleaning before you show your home.

Most importantly,..

Interview potential real estate agencies and agents! Finding the right agent is a huge part of selling your home. Start now to identify agents that you would like to work with.
