Do I need a special addendum if my seller is calling for highest and best and I post that date on the MLS?
If a listing is submitted to the MLS with an established date for the presentation of offers, then the Delays & Coming Soon Addendum is required. That document should be uploaded to the MLS and labeled as visible to all REALTORS. However, if a listing is submitted without a delay and the seller receives an offer, the seller may then accept, reject, counter, do nothing, or call for highest and best. If calling for highest and best, that information may be shared via the MLS without the inclusion of an addendum
