Can a seller prevent a person from entering their property?

The MLS has procedures in place to exclude an agent from showing a property. In those instances, you would simply write into the Other Provisions section of the listing agreement that: “__________________ (agent name) is excluded from showing this property.” It is not necessary to post that information on the MLS; however, you (or your broker) would want to send an email message to that agent and his/ her supervising broker indicating that: “I regret to inform you that the homeowner of the listed property located at __________________ (insert address) has respectfully requested that _______________ (insert agent name) be excluded from showing this property. Thank you for your understanding and cooperation.” However, the MLS does not have that same type of authority over consumers. If a homeowner would like to exclude an unlicensed person from visiting the property, the homeowner would notify that particular person in writing that they are not permitted on the property and to enter the home will be considered trespassing and will be reported to the authorities.
