Coming Soon Status
Policies:
- The Coming Soon status may be used at the Listing Broker’s option.
- The Listing Broker and Seller have entered into a fully executed and signed Listing Agreement.
- The listing may appear in a Coming Soon status on the MLS for up to 7 calendar days from the start date on the Listing Agreement.
- If both the Delay of Submission and Coming Soon status are utilized, the listing should be entered in a Coming Soon status on the Submission Date identified in the Delay of Submission section above (for a maximum of 7 calendar days from the Submission Date). Once placed in a Coming Soon status, the policy in the next bullet concerning that status type takes effect.
- While in the Coming Soon status a listing may not be shown by anyone, including the Listing Agent/Broker. This includes holding Open Houses.
- The listing will automatically transition from a Coming Soon status to an Active status on the MLS upon reaching its On Market Date.
- The On Market Date shall be: (up to 7 calendar days from the Submission Date).
- Seller and Listing Agent/Broker agree that Listing Agent/Broker will not disclose any information or provide copies of any offers prior to the On Market Date.
- Listings in the Coming Soon status may not immediately transition to a Pending or Sold status. They must first appear in an Active or Withdrawn status.
- If a listing in the Coming Soon status is not yet ready to be shown by the On Market date, the listing status must be changed to Withdrawn until the property is ready to be shown. Note: MLS Staff does not have the authority or ability to alter the Withdrawn status in these instances; therefore, the Coming Soon status should only be utilized if the Listing Agent/Broker and Seller are confident that the property will be ready for showings by its On Market Date.
- A property previously listed in the MLS may not be entered as a new listing with a Coming Soon status unless the listing has been off the market for at least 30 days.
- Listings in the Coming Soon status can be included in prospecting emails, searches, and the client portal.
- For current prospects to see Coming Soon listings in prospecting emails and their client portal, their agent will need to add the Coming Soon status to the prospect’s search criteria.
- Listings in the Coming Soon status may be included in Internet Data Exchange (IDX) compliant websites. A Coming Soon status label or a label clearly indicating that the property is not available for showings is a requirement when displaying Coming Soon listings on IDX websites.
Q&A
Q: Is a listing contract required?
A: Yes. In order to enter a Coming Soon listing into the MLS, the Listing Broker and Seller must have entered into a fully executed/signed Listing Agreement and completed the Addendum referenced in the next question.
Q: Are any other documents required in order to use the Coming Soon status?
A: Yes. GRAR has created a new addendum, the Delays and Coming Soon Addendum. The MLS will require this signed form for any new listings that utilize the Coming Soon status, delay of submission of a listing to the MLS, delay showings, or delay presentation of offers. The form is available in the GRAR (not the West Michigan Regional) libraries in Zip and Dotloop. It is also available in a fillable PDF format here (please enter your MLS User ID – without the ric.g in front – and password to access this link). Note: the individual Delay of Submission of Listing Addendum and the Delayed Showings/Offers Addendum will no longer be available since they have been merged into one form.
Q: How long may a listing remain in a Coming Soon status?
A: A listing may appear in the Coming Soon status for up to 7 calendar days from the start date on the Listing Agreement. The listing will automatically transition from a Coming Soon status to an Active status on the MLS when it reaches its On Market Date.
Q: Can Coming Soon listings be shown?
A: No. Listings in a Coming Soon status may not be shown by anyone, including the Listing Agent/Broker. This includes open houses.
Q: Can future showings be scheduled for Coming Soon listings?
A: Yes. The Listing Agent should enable ShowingTime to allow showings to be scheduled beginning on the On Market Date.
Q: What happens if a listing isn’t ready for showings when it reaches its On Market Date?
A: Then the listing must be changed to a Withdrawn status until it is able to be shown. If the property already had showings scheduled in ShowingTime, then the Listing Agent will need to cancel those showings and effectively communicate with the agents who scheduled a showing.
Q: Can the Delayed Submission of Listing process be used in conjunction with the Coming Soon status?
A: Yes. If both the Delay of Submission and Coming Soon status are utilized, the listing should be entered in a Coming Soon status on the Submission Date identified in the Delay of Submission section of the Delays and Coming Soon Addendum. Also, the Listing Agent/Broker and Seller must be absolutely certain that the property will be ready for showings by the On Market Date identified on that same Addendum. If the property isn’t able to be shown by its On Market Date, then the listing status must be transitioned to a Withdrawn status on the MLS until it is able to be shown. MLS Staff will not have the authority or ability to alter that status.
Q: Can buyer portals include listings with a Coming Soon status?
A: Yes, listings with a Coming Soon status may be included in prospecting emails, searches, and client portals. For current prospects to see Coming Soon listings, their agent will need to add the Coming Soon status to the prospect’s search criteria.
Q: When do the Days on Market (DOM) and Continuous Days on Market (CDOM) begin calculating?
A: When using the Coming Soon status, the DOM/CDOM will calculate from the start date on the listing contract. We originally thought that the DOM/CDOM would start counting on the On Market Date, but that apparently isn’t how the Flex system is programmed. Although GRAR will monitor going forward, this is how Realcomp and MiRealSource determine that DOM/CDOM, so for consistency on a statewide basis, MichRIC has decided to do the same.
Q: Can a relisted property utilize the Coming Soon status?
A: A property that has previously been listed in the MLS (whether by the same broker or a different broker) may not be entered as a new listing with the Coming Soon status unless the listing has been off the market for at least 30 days.
Q: Can an offer that has been written sight unseen be accepted while a listing is in the Coming Soon status?
A: The policy prevents a listing from going from the Coming Soon status directly to a Pending or Sold status.
Q: Will listings in the Coming Soon status be included in IDX feeds?
A: Coming Soon listings may be included in Internet Data Exchange (IDX) compliant websites. A Coming Soon status label or a label clearly indicating that the property is not available for showings is a requirement when displaying Coming Soon listings on IDX websites.
Q: Will Coming Soon listings automatically appear on Zillow?
A: Yes, provided the broker has authorized the brokerage’s listing to be sent to Zillow.
Q: During the 7 days that a listing is in a Coming Soon status, may it also be promoted on social media? If choosing to market the listing on social media, is it required to also be in a Coming Soon status on the MLS?
A: The answer is yes to both questions, provided no showings occur until the On Market Date when all brokers are able to show the listing.
Q: I will be adding a listing next week that has a Delays & Coming Soon Addendum. When I upload that document, should it be uploaded as a private document (like my listing agreement) or as a visible document?
Please upload the Addendum as a document that is visible to all REALTORS. This will help to avoid misunderstandings by enabling cooperating brokers to confirm that the seller consented to the delay(s) and that the date(s) published on the MLS are accurate and do not have typos.
