How to Get Sales Credit on MLS for FSBO Transactions
The process for adding a FSBO transaction to the MLS is quite similar to the process for entering a new listing. The primary difference being that you will wait until the transaction has closed before submitting it, and instead of providing a listing agreement, you would upload the purchase agreement. If the West Michigan Regional Purchase Agreement was used for the transaction, it provides the parties’ consent for the submission of the property info via the following paragraph: “Buyer and Seller acknowledge and agree that the price, terms, and other details with respect to this transaction (when closed) are not confidential, will be disclosed to REALTORS® who participate in the applicable Multiple Listing Service, and may otherwise be used and/or published by that Multiple Listing Service in the ordinary course of its business.” Just a couple of other things to keep in mind:
- In the Agent Remarks field on the MLS, we would request that you include the following statement – “FSBO-provided for stats and comps.”
- All of the same data fields are required.
- A minimum of one exterior photo of the property is required.
- After the listing is entered and receives an MLS number, then you may transition the status from active to sold.
