Buyer’s agency contracts cover much more than agency status and compensation. For example, they disclaim responsibility for matters requiring a professional (e.g., attorney, inspector, appraiser). They provide protection in conflict of interest situations that may arise. And, if you are practicing designated agency, they are critical in preventing an office-wide agency relationship with your client.
