My buyers have immediate possession. Does that mean that they can start moving in on the day of the closing?
There are a number of factors to consider, such as: the time of day that the closing is occurring, whether it is a split closing, when funding occurs, etc. Therefore, the West Michigan Regional Purchase Agreement indicates that, for purposes of possession, the transaction will be considered closed once all necessary documents have been signed and received by escrow agent and funds have been received by the escrow agent. Once those requirements have been met, then the buyer may take control of the property.
