“Sold Before Broadcast” Sales Credit on MLS
Once the transaction has closed, the information may be added to the MLS. The process is the same as adding a new listing, except for the following:
· You may upload the purchase agreement instead of the listing agreement or a one party agreement.
· If the West Michigan Regional Purchase Agreement was used, it contains the following statement authorizing you to add the data to the MLS: Disclosure of Information: Buyer and Seller acknowledge and agree that the price, terms, and other details with respect to this transaction (when closed) are not confidential, will be disclosed to REALTORS® who participate in the applicable Multiple Listing Service, and may otherwise be used and/or published by that Multiple Listing Service in the ordinary course of its business.
· If you didn’t use the West Michigan Regional Purchase Agreement and instead used the MR One Party Agreement or a builder contract, it is recommended to obtain the seller’s written consent to provide the sold data to the MLS. You don’t have to upload that consent to the MLS, but it is something that will reduce your risk if you have it in your transaction file.
· You would enter your name as listing agent and would note whichever of the following statements is applicable in the Agent Remarks: “FSBO transaction submitted for comps/stats” or “Custom build submitted for comps/stats” or “Show & Sell submitted for comps/stats” or simply “Sold Before Broadcast.” — Lots of options!
· Fill in all the required fields on the listing.
· Upload one exterior photo.
· Once the data has been entered, you would transition the status to sold.
