Waterfront, Water Access, and Water Features
GRAR and the West Michigan Lakeshore Association of REALTORS® (WMLAR) worked together to identify the following standard MLS definitions for properties that offer water frontage, water access, and water amenities.
- Waterfront Definition: Any property that borders/touches a lake, river, stream/creek or pond. In cases of a neighborhood or condo association, the homes, condominiums and cooperative units that touch the Association’s waterfront can be designated Waterfront “Yes” on the MLS while all others should be classified as Waterfront “No” and Water Access “Yes.”
- Water Access Definition: Any property that does not touch or border a body of water, but: 1) has a street/ road and a public access between the property; or 2) has a public access between the property and the water; or 3) the condo or homeowner’s association provides a water access point that is available only to association members and is not open to the public. In these cases, please enter Waterfront “No” and Water Access “Yes.”
- Water Features/Amenities: If either of the above are selected, this selection must also be completed to identify the type of frontage or access: Association Access; Deeded Access; Deeded Boat Lot; Dock; Channel; View; Public Access; No Wake; All Sports; Private Frontage; Shared Frontage.
