What are other non-standard real estate forms that might be useful in helping me protect my clients?

GRAR offers a large library of forms. Below are just a few of the forms that you would likely find helpful:

 

  • Agreement to Sell Personal Property and Bill of Sale – These forms allow you to remove yourself from the center of the conversation when a buyer might wish to purchase personal items from the seller, such as lawn equipment, boat, ATV, etc.

 

  • Condominium Addendum to the Purchase Agreement – Identifies issues specific to condos (including site condos) that aren’t necessarily referenced on the purchase agreement.

 

  • Delayed Presentation of Offers Addendum – This form is required in instances where the seller has directed the listing agent/broker to hold all offers until a specific date/time.

 

  • Delay of Submission of Listing to the MLS Addendum – This form is used when a listing is unable to be submitted to the MLS in a timely manner due to repairs, staging, photography, etc. This form prohibits all marketing until the listing has been submitted to the MLS.

 

  • Escalation Clause Addendum – This form assists you in writing a competitive offer for your buyer.

 

  • Multiple Offer Summary Template – This form is available for optional use with the listing broker’s and seller’s consent. The form does not identify the offer that was accepted by the seller, but it may be shared with those who submitted an offer as a summary of the competition and with appraisers as a reflection of interest in the property.

 

  • Seller’s Disclosure Exemptions Statement – This form highlights the properties that are exempt from the requirements of the Sellers Disclosure Act.

 

  • Temporary Occupancy Addendum – This form identifies important information and agreements when a seller will be occupying the home for a period of time after possession.

 

  • Tenant Estoppel Certificate – This form enables the Landlord/Owner and Tenant to verify the terms of an existing lease. It is informational in nature for the Buyer, but could also give the Buyer a stronger position if the Tenant later claims a different arrangement.
