What if a listing was submitted with the Delayed Offers Addendum, but the seller wants to change that date or remove the delay?
Altering or removing a date after publication is greatly discouraged because it almost always leads to disputes with other agents and disgruntled buyers. Having said that, the MLS cannot legally prevent a seller from changing their mind. In these instances, it will be necessary to have the seller sign an amendment form making the change, upload that document to the MLS, alter all applicable MLS data fields, and then communicate (to all who have expressed an interest in the property, shown the property, scheduled a showing, or wrote an offer) that the rules of engagement have changed. It is also important to give cooperating brokers an opportunity to react. If the delay is removed and the status of the listing is immediately changed to pending, the matter is likely to end up before the Professional Standards Committee as an alleged policy and ethics violation.
