What is the definition of a bedroom?
GRAR’s MLS policies do not offer a definition of a bedroom since there are a number of factors that may impact it (such as: the type of loan, the local unit of government, rental guidelines, fire safety codes, etc.). Instead, listing agents/brokers are encouraged to describe the listed property to the best of their ability and to use the public marketing remarks to offer important disclosures re: an area that the seller might currently be using as a bedroom (or might use as a bedroom), but doesn’t have an egress window, heat source, door, closet or whatever other factor might make it non-conforming in the municipality where the home is located. This enables any interested buyers to have a “true picture” of the property before scheduling a showing. Also, in times of low inventory, it enables buyers to consider properties that they might otherwise have ruled out. Provided there is disclosure about the fact that one of the rooms labeled a bedroom is non-conforming, it is then up to a buyer to decide if they wish to: 1) rule that property out altogether; 2) continue to use the room as a non-conforming bedroom – understanding the possible safety risks; 3) make modifications to the room so that it becomes a conforming bedroom; or 4) use that room for some other purpose (such as an office).
