“Withdrawn” Listing

A withdrawn listing is one that has been removed from an active status on the MLS, but the contract between the listing broker and the seller remains in effect until its end date. That end date can indeed be extended with the seller’s consent. When the listing reaches its end date, it will transition from withdrawn to expired. It is a violation of Article 16 of the Code of Ethics to solicit a withdrawn listing, but once the status has switched to expired, solicitations may occur. The amendment to the listing agreement may be used for both purposes – to withdraw the listing and to alter the end date of the contract. Please keep in mind that making contractual changes to listings is two-step process – uploading the amendment and adjusting the applicable fields.
