Manufactured Homes in Parks
The MLS will now accept listings for manufactured homes in parks (where the real estate is not included), provided the following conditions are met:
- Listing Broker License: The listing broker must hold a manufactured home retailer’s license in the state of Michigan (for 616 REALTY’s license, see below). This license number (616 REALTY’s License # is 1103559 needs to be included in the Agent Only Remarks when submitting the listing to the MLS.
- Public Marketing Remarks: The public marketing remarks must include:
- A disclosure stating that the home is located in a park and that the transaction is subject to the park’s approval of the buyer.
- The name and contact information for the park.
- Park Information: The park’s bylaws or rules and regulations must either be uploaded to the MLS as an attached document or a link to this information must be included in the public marketing remarks.
- Disclosure Exemptions: A manufactured home in a park is exempt from the requirements of the Seller’s Disclosure Act as it’s considered personal property, not real property/real estate. The same applies to lead-based paint disclosure requirements. However, sellers and listing brokers may offer such documents at their discretion.
Cooperating Broker Commission
If a listing for a manufactured home in a park is on the MLS and a cooperating broker brings a buyer, that cooperating broker may collect a commission. This is permissible even if they don’t hold a manufactured home retailer’s license, as long as the closing occurs under the supervision of the listing broker who does hold the necessary license.

If an agent within a brokerage holds a Manufactured Home Retailer’s license, but the broker does not. Can that agent list manufactured homes in parks on the MLS?
No. The broker is the MLS subscriber and the policy indicates that the closing will occur under the supervision of the broker who holds the Manufactured Home Retailer’s License.
If the broker holds the Manufactured Home Retailer’s License, can the name of an agent affiliated with that broker still appear on the listing?
Yes, but the broker’s Manufactured Home Retailer’s License Number would be included in the Agent Only Remarks.
