Dual commission arrangement

It is important not to confuse a dual commission arrangement with an exclusive agency listing. A dual commission arrangement is an agreement within an exclusive right-to-sell listing where the listing broker/agent has agreed to reduce the commission in the event he/ she lists and sells the property. It does not give the seller the right to sell the property without payment of a commission. Dual commission arrangements are disclosed to cooperating brokers on the MLS by stating “Dual commission arrangement exists” in the Agent Remarks field and by checking the VR box as Yes on the MLS.
